It is super annoying when you are paying someone good money to manage your investment and they are complacent, inexperienced, overworked and quite frankly, not actually managing anything. Sue Ward Team is a boutique Property Management Business and a mother and daughter team, so we are completely invested in our family business.

After being in partnership in a large Franchised office for 4 years and managing numerous larger Rent Rolls for Franchise Agencies over the past 23 years, Sue noticed one common issue that kept arising and jeapordising owners quality of their experience. Quite simply it was Accountability.

Larger offices are predominantly interested in their profit margin, building an Asset to sell off and have forgotten that behind every property is a family who are hoping for the experience that they were promised in the beginning, when the relationship started. It is very easy to blame an incompetent employee for terrible management from a Management perspective and push you back into the numbers game.

It may be though, that the Property Manager in charge of your property is over worked and underpaid and quite simply has not got the time needed to manage your property correctly, causing them to move on continually and leave your property to start all over again with a new employee.

So, in essence, there is little accountability when things go wrong.

Sue has managed many successful offices over many different brands, trained staff to retain great relationships with both owners and tenants, maintained extremely low vacancy rates and arrears. In essence, Sue has not only been managing investment property for a long time, she has also been training others to do so as well. One of the biggest issues the industry has at present, is that most Prperty Management businesses have become about growing an asset and have forgotten about your asset.

Depending on the systems being used, you more often than not get many different PM's managing different parts of the process, so it is difficult to get any accountability from one person on anything. The management becomes complicated and difficult to manage internally as well.
